Analysts say JD.com’s rapid Hong Kong expansion could challenge a property model built on the value of busy streets and shopping centres. The Chinese e-commerce giant has invested more than HK$10 billion in Hong Kong property over the past two years, creating a network of stores, warehouses and other assets that may reduce retailers’ reliance on footfall while boosting logistics hubs and similar assets.
